We arrive and sort items
Our team works through each room systematically. Items you want to keep are set aside. Charity-quality furniture is logged for donation. Everything else is loaded for recycling or disposal.
Property cleared
The property is cleared to a broom-clean standard. We remove all furniture, boxes, and loose items. We do not remove fixtures (light fittings, shelving brackets) unless specified.
Disposal and certificate
We take items to approved Madrid recycling centres (Puntos Limpios) or licensed disposal facilities. A clearance certificate is emailed to you confirming completion — useful for landlords and estate agents.

Can you clear a Madrid flat on short notice at end of tenancy?
Yes. End-of-tenancy clearances at short notice (24–48 hours) are one of our most common requests. Landlords and estate agents contact us when a tenant has left items behind or when a property needs clearing before a new tenant moves in. Do you donate furniture rather than sending it to landfill?
Yes — we sort items at the property and identify furniture and goods that are in charity-quality condition. We have established relationships with Madrid-based charity shops and furniture donation organisations. Items in good condition are donated rather than disposed of. We'll tell you at the end of the clearance what went where.
What do you do with the items from a clearance?
Items are sorted into: charity/donation quality (furniture, clothing, small appliances), recyclable (cardboard, glass, metal, electronics to correct recycling streams), and genuine waste (broken furniture, damaged items) which goes to licensed Madrid disposal facilities (Puntos Limpios). We do not fly-tip — everything is disposed of in accordance with Madrid's waste regulations.
Can you clear a full Madrid apartment including kitchen appliances?
Yes — full clearances include kitchen appliances (fridge, washing machine, oven), furniture, clothing, boxes, and general household waste. Washing machines and fridges require separate electronic waste disposal, which we handle at the appropriate Madrid recycling facility. There may be a small additional charge for large appliances.
Do you provide a clearance certificate for the landlord?
Yes. We provide a written clearance certificate by email confirming the property was cleared on the specified date and that all items were disposed of responsibly. This is useful for landlords, property managers, solicitors handling estates, and estate agents. We can also provide a brief photo record of the cleared property if required.
